House Rules
Must be age 25+ to book, no exceptions. Must have a profile photo and photo id sent to the host. No 3rd-party bookings allowed. Guest who books must be present the entire stay. VERY strict maximum guest limit of 8, this includes day guests. Outdoor security cameras filming downstairs and yard/cargo lift only and will be on the entire stay. Covering, moving or disabling the downstairs security camera will result in immediate removal from the property without refund.
Do not allow children to jump on beds including sofa sleeper. Any damage will be deducted from your security deposit.
If any undisclosed dogs or guests (including day guests) over the maximum of 8 are discovered without prior approval from host, you will be asked to leave without a refund.
Up to 3 dogs allowed with a non-refundable fee of $75 per dog. Please clean up after dogs - There is a pet waste bag dispenser on a post by the back yard and a trash can by the outdoor shower to dispose. Dogs are not allowed on furniture or beds. Do not leave dogs unattended in the house unless you bring a crate. There is one small crate in bedroom closet. Cats or additional animals are not allowed without prior approval from host. Do not leave dogs unattended in the yard.
Smoking or vaping outside only. Please properly dispose of ashes and butts in designated sand cans and put them in outdoor trash prior to departure. Host reserves the right to charge security deposit for any residual smell, ash or butts found on the property. This includes outdoor deck and patio.
Please rinse sand off feet at the downstairs foot wash before coming up.
No sandy shoes, clothes or items allowed in house. If using washing machine, please rinse sand off of items outside before placing in machine.
Please do not take any house items, including chairs or towels, to the beach. Beach toys, beach chairs and canopy are allowed to be taken to the beach, cleaned and returned. Please do not leave the canopy or any chairs at the beach overnight or unattended. Any major damage or loss to items will be deducted from deposit.
All trash (inside and out) must picked up and bagged in large trash bags. Please do not throw loose trash or pet waste bags in the containers by street as trash pickup will not take loose trash or small bags. Please dispose of grill and excessive fire pit ashes prior to check out.
Cargo Lift access by request at time of reservation and used for luggage only. No one allowed on the lift unless they have accessibility needs and approved by host up front. To operate, open the box located on a post upstairs by the lift. PLEASE MAKE SURE GATE IS FULLY CLOSED PRIOR TO OPERATING OR IT WILL UNSPOOL, COULD CAUSE INJURY AND REQUIRE A COSTLY REPAIR THAT WILL BE DEDUCTED FROM SECURITY DEPOSIT. *Lift is not rated or approved for passenger use and owner is not liable for any injuries. Use at your own risk.
There are times that the internet is unstable or completely out for short times as well as scheduled power outages on the peninsula. Host will notify guest of any scheduled outages and will offer to change dates if needed. No refunds will be offered if there is a community-wide outage during your stay.
Please do not turn air below 68 degrees or it can freeze up and ruin your trip. The Nest thermostat is set to turn up to 76 degrees automatically when no one is in the home but will kick back on upon arrival so give it some time to cool off instead of turning it way down and freezing up the unit. Most guests are comfortable with it at 70-72 even at night.
Please respect our property and neighbors' property. If it is discovered that the house rules aren't being followed, owner has the discretion to cancel the reservation and ask all guests to leave without refund.

Cancellation Policy
Full refund if cancelled 30-days prior to arrival. Owner will keep the 50% initial payment if cancelled between 30 and 10 days prior to arrival. No refund 10 or less days prior to arrival.
